INSTALLATION OF SPEED BUMPS NOTICE
This communication is to inform you that on October 15 (weather permitting) JD Paving & Sealing will be installing six (6) speed bumps throughout the complex. There will be minimal interruption to traffic flow throughout the complex during and post installation. The bumps will be clearly marked by signage and visual markings in the roadway.
The decision to install the speed bumps is a follow-up to the traffic calming measures described in the September 2014 and April 2015 messages distributed to the community. While there is no ‘single’ solution to mitigate speeding violations and maintain traffic control throughout the complex, the board implemented a carefully thought out plan which included the implementation of various traffic control devices including strategic placement of a mobile speed sign, purchased and distributed several 2 Kid Alert device free of charge to Lexington Mews residents with young children, instituted a violation policy ($100 fine) to the Association’s contractors caught speeding within the complex, as well as frequent reminders to the residents (and visitors) to comply with and report vehicles driving in excess of the posted 10 MPH speed limit. The board has worked diligently to address this issue with education, communication, engineering and enforcement.
One of additional measures considered by the board was the installation of speed bumps (permanent or removable) throughout the complex. The board obtained several contractor estimates for the installation of speed bumps both permanent and removable. The cost of removable versus permanent was virtually the same, approximately $5,000. It was determined that removable speed bumps would cause damage to the roadways due to the spikes inserted in the asphalt and removed during the winter months. This would accelerate the useful life of the roadway and contribute to its replacement earlier than anticipated by the Association’s Capital Reserve Study taken in September 2013. The decision was made to install permanent speed bumps at the September 2015 board meeting.
Private streets are considered part of the common area or common elements of the Association and are maintained by the Association. The purpose of speed limit is to protect residents and visitors of the community. Whenever drivers fail to obey the 10 MPH speed limit set on our roadways, they pose an unnecessary safety risk for everyone in the community.
We have heard from several residents regarding their concerns about unattended children playing in the roadway or darting out of driveways, pedestrians using the roadways to walk, run or jog and residents walking their pets in the roadway. The board would like to remind residents to be mindful of their surroundings and that the roadways are for vehicular traffic and not recreation.
Please continue to report all dangerous incidents on the roadways and note the date, time, incident, and unit number if possible. We do need this information in writing and all reports are confidential. Please send any reports to board@lexingtonmews.org

Pool Notice
We would like to remind the residents that the pool may be accessed from 9:00am to 10:00pm daily. There have been several incidents reported by the video surveillance contractor of individuals in the pool area after 10:00pm.
There have also been several incidents reported of non-residents using the pool. If you believe there are non-residents in the pool area, please contact one of the board members below and avoid any confrontation with the individual(s). Please follow-up with an email to Board@lexingtonmews.org with the date, time and details of the incident.

2015 Tennis-Pool-Gardening Notice
We wish to thank the residents who cleaned up after their pets during this challenging winter with snow and ice throughout the complex. As a reminder please note that all pets must be leashed while walking through the complex and that pets have access to all common areas throughout the complex. In the interest of maintaining the common grounds and resident’s privacy, we ask that you avoid using the islands between units and the immediate area surrounding entryways to end units to relieve your pets.
The tennis court is open for resident’s use. Please contact a board member for the code to the tennis court gate.
The pool will be opened on May 15 for the season. Please note that it will take a couple weeks for the pool water temperature to reach optimal level. The board is seeking volunteers for the upcoming season. It’s important to refer to the Gardening rules before you begin planting this season. Any plantings that are in violation of the rules will have to be removed at the owner’s expense. Old Brookfield Road / Bus Stop Parking Notice
Dear Residents,
We would like to ask all residents to avoid parking in the cul-de-sac at the end of Old Brookfield Road, or anywhere on Cambridge Drive, when you drop-off or pick-up children at the bus stop. Parking at this location causes unnecessary traffic congestion and prevents the school buses from being able to maneuver.
There have been numerous complaints relating to traffic congestion at the bus stop. Anyone wishing to remain in the bus stop area longer than a few moments to drop-off or pick-up your children is kindly requested to walk to the area instead of drive.
We apologize for any inconvenience, but this is unfortunately necessary for everyone’s safety and keeping the roads open to traffic flow.

2015 Winters Bros. Waste System HOLIDAY SERVICE SCHEDULE
THERE WILL BE NO SERVICE ON THE FOLLOWING DAYS:
- January 1 – New Year’s Day
- May 25 – Memorial Day
- July 4 – Independence Day
- September 7 – Labor Day
- November 26 – Thanksgiving Day
- December 25 – Christmas Day
If your normal pick up day is before the holiday, there will be no change to your pick up day. If your normal pick up day on ON or AFTER the holiday, your pick up day will be ONE DAY BEHIND. Example: Monday pick up will be on Tuesday, Tuesday pickup will be on Wednesday, Wednesday pick up will be on Thursday, Thursday pick up will be on Friday and Friday pick up will be on Saturday.
ROADWAY & PARKING REMINDERS
The 10 MPH speed limit is strictly enforced throughout the complex. A $100 fine may be imposed on the unit owner for speeding vehicles (residents or visitors).
Vacant vehicles parked at No Parking designations, on sidewalks or across driveways will be towed at unit owner’s expense and a $50 fine may be imposed on the unit owner.
Visitor Parking may not be used by residents without Board approval. Unauthorized vehicles may be towed at unit owner’s expense and a $50 fine may be imposed on the unit owner.
